You qualify for the 10-year Abu Dhabi golden visa through property if you own real estate worth at least AED 2 million in your own equity, meaning the value you hold outside any mortgage. Fully paid, mortgaged and off-plan property can all qualify, but each is tested differently, and the visa covers your spouse and children. Rules verified against official Abu Dhabi government sources in September 2026.
The core test is your own capital in the property, not the headline price. Abu Dhabi measures what you have actually paid in, and its mortgage rule is stricter than most buyers expect.
The golden visa rewards capital committed to the emirate. A buyer with a AED 2.5 million flat and a AED 2 million loan has put in AED 500,000; the bank has put in the rest. Abu Dhabi counts only the investor’s share, so a AED 5 million property can carry at most a AED 3 million outstanding mortgage and still qualify.
This is the main point where Abu Dhabi differs from Dubai, which assesses mortgaged property on a different basis. If your purchase is financed, compare both before choosing where to buy; our Dubai property golden visa service covers the Dubai side.
UAE residents request golden visa nomination through the Abu Dhabi Residents Office on TAMM. Applicants outside the UAE contact the Abu Dhabi Investment Office.
Your property evidence is checked against the AED 2 million equity rule for your ownership type.
Once nominated, the residence visa and Emirates ID are processed with ICP, including the medical test and biometrics.
Your spouse and children are added to the same file.
Keep two numbers separate. The AED 2 million is your property investment; it is not a fee and it stays your asset. Government fees for nomination, visa issuance, Emirates ID and the medical test are paid on top, per person, and depend on visa duration, family size and whether you apply inside or outside the UAE. Confirm the current figure with ICP at the time of filing. For a breakdown of fee components, see our 2026 golden visa cost guide.
The mortgaged file is the one that most often needs rework. The buyer sees AED 2 million or more on the purchase agreement and assumes the case is clear, then the equity calculation on the outstanding loan pulls it below the line. Before anything is filed, get a current loan statement from your bank and run the numbers against the equity rule.
Off-plan buyers hit a different wall: the payment proof has to show money actually received by the developer, not the payment plan. Receipts and a developer statement of account carry the file; a signed schedule of future instalments does not.
Straight answers to the questions property buyers ask us most often.
Yes, if the mortgage is with a national bank and your own equity in the property reaches AED 2 million. The outstanding loan is subtracted from the property value, so a AED 3 million home with a AED 1.5 million balance does not qualify. Paying the loan down to the right level can bring the file within the rule.
Yes. The purchase must be from an approved developer, and you need proof that at least AED 2 million has already been paid to that developer. Total contract value alone is not enough, because the test is money paid in, not money promised.
Yes, multiple properties can be combined as long as the total qualifying value, after any mortgage, reaches the threshold. Each property needs its own supporting documents, so combined files take slightly longer to assemble.
Yes. Non-residents request nomination through the Abu Dhabi Investment Office rather than the TAMM resident route. You will still need to enter the UAE for the medical test and biometrics, so plan one trip around the issuance stage.
Send us on WhatsApp your property value, whether it is fully paid, mortgaged or off-plan, and the outstanding loan or amount paid to the developer. We will tell you whether it meets the Abu Dhabi equity rule and list the exact documents your case needs. Background reading on the emirate is in our Abu Dhabi golden visa guide for 2026.
